Getting Started & Qualification

What services does xScape execute?

Custom composite decks (Fiberon, Trex, Timbertech/Azek, Wolf, and Deckorators), wood decks if you really want one, multi-level builds, and swim/spa decks. Outdoor living structures include pergolas, covered porches, screened porches, paver patios, covered patios, and Sunspace window enclosures. Deck remodeling and resurfacing are a major part of the business. Deck features include fireplaces, fire pits, deck lighting, vinyl and aluminum railings, and Zip Up or Trex Rain Escape underdeck water-management systems.

xScape operates across Northern Virginia, prioritizing residential properties across four key counties:

  • Loudoun County: Aldie, Arcola, Ashburn, Brambleton, Hamilton, Hillsboro, Lansdowne, Leesburg, Lovettsville, Lowes Island, Lucketts, Middleburg, Purcellville, Round Hill, South Riding, Sterling, and Waterford.
  • Fairfax County: Centreville, Chantilly, Clifton, Fairfax Station, Falls Church, Great Falls, Herndon, Lorton, McLean, Oak Hill, Oakton, Reston, and Vienna.
  • Prince William County: Bristow, Broad Run, Catharpin, Gainesville, Haymarket, Lake Manassas, Manassas, and Nokesville.
  • Fauquier County: Marshall, The Plains, and Warrenton.

Yes. xScape operates under Virginia Class A License #2705091460 with commercial (CBC) and residential (RBC) classifications. Verified proof of liability and workers’ compensation coverage is delivered during pre-construction processing.

Yes. Deckscapes of Virginia LLC remains our legal entity. The xScape brand represents our evolution from custom decking into a multi-trade design-build operation equipped for complex site math and heavy site work.

Our minimum project size is $30,000, with integrated multi-trade projects ranging between $100,000 and $300,000+. Small repairs, standalone single-scope trades, or basic patch jobs fall outside our operational focus.

Design, 3D Modeling & Pre-Construction

Can I view my project in 3D before construction?

Yes. Every project undergoes 3D digital structural modeling. Layouts, board direction, railing profiles, lighting placement, and site elevations are reviewed during an interactive showroom session. You review the complete layout against real property boundaries before ordering materials.

Design modifications occur directly within the 3D review phase at zero extra charge. Final material orders and structural engineering takeoffs start only after complete layout approval.

Yes. Our pre-construction team manages municipal zoning clearances, building permits, structural engineering takeoffs, and HOA documentation package preparation before site mobilization.

The Build Process & Jobsite Command

How long does active construction take?

Active field construction averages 6 to 8 weeks, depending on scope complexity, elevation changes, and weather conditions. Specialized trade teams work in coordinated sequences to maintain continuous progress.

Field teams establish designated access paths, deploy turf protection boards for heavy equipment, and maintain daily jobsite cleanup. Debris, framing offcuts, and excavation materials are consolidated daily in covered containment areas.

Homeowners clear personal items, patio furniture, grills, and potted plants from the immediate construction boundary. Our pre-construction lead identifies access paths, utility shut-offs, and gate clearances during the pre-construction walk.

Site managers track regional weather forecasts daily, adjusting framing or excavation schedules accordingly. Unforeseen subsurface obstacles, such as unmapped rock or abandoned utilities, are documented immediately with photo evidence and reviewed before taking corrective action.

An initial deposit secures your spot on the construction schedule. Remaining payments link directly to verified construction milestones outlined in your written contract. Unexpected billing additions or surprise mid-build fee increases do not occur.

Custom Decks, Framing & Substructure

What types of custom decks does xScape construct?

We build composite, hardwood, curved, multi-level, and rooftop deck structures. Each project is engineered for dynamic soil loads, severe grade drops, and weather exposure.

We install Trex (Pro Platinum status) and TimberTech / AZEK composite lines, alongside hardwoods such as Ipe and Mahogany. Pressure-treated wood decking boards and pressure-treated wood railings are not offered.

Substructures determine long-term deck performance. We utilize code-exceeding pressure-treated timber framing, light-gauge structural steel framing, and GoliathTech helical piles for high-elevation stability and long-term settlement prevention.

A picture-frame border runs along the perimeter of the deck surface, framing field boards and concealing exposed board ends. This detail is integrated into every xScape deck design as a standard structural detail.

Deck Resurfacing & Structural Assessments

Does xScape offer deck resurfacing?

Resurfacing is evaluated on an individual basis. Field leads perform a structural assessment of existing posts, joists, ledger connections, and footings. If the underlying frame is sound and meets current building codes, new composite boards can be applied over reinforced framing.

Framing older than 10 to 12 years showing joist deflection, post rot, or improper ledger attachment requires full replacement. We state structural findings in writing during initial site evaluation.

Outdoor Living Structures & Patios

What outdoor structures does xScape build?

We construct timber-frame covered porches, screened porches, three/four-season rooms, pavilions, StruXure louvered pergolas, outdoor kitchens, masonry fire features, and integrated thermal heating systems.

Underdeck waterproofing combines under-joist ceiling panels and gutter routing to capture water passing through composite boards. Captured rainwater drains away from the home, creating a dry living space underneath elevated decks.

Custom Pools & Multi-Trade Logistics

Does xScape construct standalone pools?

No. Custom gunite pools are constructed exclusively as part of an integrated, multi-trade outdoor project. Pool installations pair alongside custom decking, hardscapes, drainage hydraulics, and shade structures under unified site command.

We manage site logistics through Integrated Component Logistics. One internal project engine synchronizes excavation, hydraulics, masonry, framing, and utility hookups under a single primary Project Manager.

Warranties, Care & Post-Project Support

What warranty protection backs xScape builds?

We back builds with a 4-year workmanship warranty across structural carpentry and masonry. Projects built with structural steel framing carry a 15-year structural warranty. Manufacturer material warranties are registered and transferred during final handover.

Clean composite decking periodically using warm water, mild soap, and a soft-bristle brush. Avoid high-pressure power washers, which can strip protective capping layers and invalidate manufacturer warranty coverage.

Clean composite decking periodically using warm water, mild soap, and a soft-bristle brush. Avoid high-pressure power washers, which can strip protective capping layers and invalidate manufacturer warranty coverage.

Workmanship coverage applies to the original contract client. Most composite decking manufacturer warranties allow a one-time transfer within a specified window following property sales.

Your Project Lead conducts an on-site walkthrough to inspect structural details, complete punchlist items, deliver permit sign-offs, and register manufacturer warranties.
