Leading Deck Builder and Contractor in Manassas, VA

Working with a deck builder in Manassas, VA, lets you address what an older backyard arrangement no longer does well. A narrow platform may leave no room for lounge seating. Existing stairs may take up space meant for a patio. Replacing boards won’t solve either problem. A rebuild can change the footprint and stair direction.

xScape handles custom decks and combined deck, porch, and patio projects, with pools and landscaping available within complete backyard scopes. Our designers and estimators use information collected at your property to develop custom deck design alongside the other planned features. Discuss what to retain, what to remove, and whether a screened room or ground-level gathering area belongs in the rebuild. Outdoor living space design considers those decisions together before separate additions compete for the same space.

Experience and Accountability Behind the Rebuild

As a deck contractor in Manassas, VA, xScape began as Deckscapes of Virginia in 2005. Today, the company combines carpentry, hardscapes, and specialist coordination for multi-component projects. The proposal and build have assigned team responsibilities.

  • Licensed Construction: Virginia Class A license 2705091460 carries commercial and residential classifications. Decks, porches, and hardscapes can be considered within a coordinated project rather than separate, disconnected scopes.
  • Decking Credentials: xScape has held Trex Pro Platinum Builder status since 2011 and is a NADRA member. Material discussions include Trex and preferred TimberTech/AZEK products, along with Ipe and mahogany.
  • Proposal Review: In-house designers and estimators develop the proposal from site data and client priorities. Requested changes return to that team for revisions before the project advances into pre-construction.
  • Construction Communication: A primary project manager leads the build, supported by field personnel and ongoing quality-control checklists. Weekly summaries report completed work and the next scheduled activities.
  • Written Warranty Coverage: Deck, porch, and hardscape labor carries a four-year warranty. Steel-framed projects include a 15-year structural warranty, subject to the applicable project terms.

Rebuild the Structure, Then Connect the Spaces

Deck Replacement With a New Footprint

Our custom decks include multi-level, curved, rooftop, and swim/spa decks where appropriate. Custom deck construction also allows a revised footprint. Deck remodeling and resurfacing require evaluation of the existing structure; a proposed resurface may become a rebuild. A rebuild also allows reconsideration of the stair location.

Surfaces and Railings Selected Together

TimberTech composite or Advanced PVC decking, Trex, Ipe, and mahogany offer distinct surface choices. Pressure-treated decking boards and railings are not offered. Deck railing installation, picture-frame borders, optional inlays, and deck lighting complete the design. Pressure-treated, steel, or aluminum framing is evaluated separately from the surface material; choosing new boards does not establish whether an old frame is suitable.

Porches and Shelter Beyond the Rear Door

A pavilion creates a separate sheltered destination; covered porches and screened porches keep the enclosed area attached to the house. Compare these positions before extending the replacement deck. Pergolas, including StruXure systems, offer another shade option. Three-season and four-season rooms, optional underdeck rain systems, and Bromic or Infratech heating can be discussed within the larger project.

Hardscapes With Defined Places to Gather

Patios and pavers using Unilock or natural stone can accommodate outdoor kitchens, fireplaces, and fire pits. Kitchen utilities and fire-feature placement affect the layout. Locate these permanent elements without pushing seating into the walkway.

Pools Within a Complete Backyard Renovation

Custom gunite pools, pool houses or sheds, and landscaping are offered as components of complete backyard projects, not standalone pool or landscaping services. Poolside lounging, deck access, and a covered retreat need allocated space in the initial plan. Discuss those larger intentions before rebuilding a deck that could occupy part of the intended pool area.

Manassas Planning Starts With the Yard You Have

In Manassas, including the Oaks of Wellington area, start a replacement design by measuring what already occupies the yard. Existing paving, fences, and a deck may constrain a new footprint. On a narrower property, a long, straight stair run may consume much of the lawn. On a larger site, a deck replacement may be an opportunity to reserve space for a pool, pavilion, or substantial patio. Measure the access route alongside the planned footprint.

The Manassas area has warm, humid summers and cold winters, with rain affecting exposed gathering areas. A screened porch can provide an alternative to open-air seating during insect season. Winter conditions make drainage around stair landings and paving important: water left on a walking surface can freeze. Summer use also warrants comparing shaded seating with open areas, rather than placing every activity on an exposed deck.

We serve Manassas and nearby Bristow, Nokesville, and Gainesville. Representative coverage includes Manassas’s 20110 ZIP code and Bristow’s 20136. xScape handles the necessary permits and provides the documentation needed for HOA approval.

Decide What the Replacement Should Make Possible

Schedule a consultation with xScape to discuss your Manassas deck replacement or combined backyard project. Tell us what parts of the current arrangement limit its use and whether your plan includes a porch, patio, kitchen, or pool. That conversation helps define the scope for site evaluation, design, and estimating before you select a new footprint.

FAQs

Can an older Manassas deck frame support a new screened porch?
Do not assume it can. A porch adds a roof and enclosure to the proposed structure. Evaluate its support needs as part of the project, even if the existing deck appears usable. xScape may recommend reconstruction instead of retaining the frame.
Compare a different stair direction or a turning layout before setting the replacement deck’s footprint. Landings and the route to the lawn still require space. On a narrower lot, a larger upper platform can leave surprisingly little usable ground below.
Include screened seating if insects regularly interrupt your time outside. The patio can remain open for cooking or a fire feature, while a screened porch provides an enclosed gathering area. Keep the two spaces connected without making the porch the only route to the yard.
It makes drainage at the transition important. A landing that collects water can become slippery when temperatures fall below freezing. Review the paving slope, stair discharge point, and nearby downspouts together so the planned walking route doesn’t become a recurring wet spot.
